Job Description:
Supervises physical plant operations including building and grounds, HVAC, all mechanical elements for a commerical property, elevator and escalator operations and environmental services operations to provide a safe and comfortable environment for tenants, customers and employees.  

Job Requirements:
Responsible for identifying and scheduling maintenance and repair activities with internal staff through the work order process or through contracted services.  Collaborate with other Departments to ensure the company's goals are accomplished.  

*Directs, supervises and evaluates Department Managers.
*Develops, implements and supervises preventive maintenance and basic renovation programs for owned real estate.
*Oversees the response to demand of work requests from residential and commercial tenants to ensure prompt and complete execution of work.
*Manages renovation projects through use of inhouse staff or external contractors.
*Develops and monitors departmental budgets, monitors inventories and recommends equipment purchases.
*Oversees the negotiation of service and maintenance contracts.
*Implements and supervises snow removal plans for owned real estate.
*Develops short and long-range maintenance plans for the purposes capital needs are planned.
*Monitors vertical transportation operation and ensures maintenance agreement service levels are being met.
*Collaborates with the Building Construction team on projects.
*Performs other duties as assigned.

Required Experience:
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities. Basic English language communication and mathematical skills in order to communicate with co-workers, fully comprehend job assignments and perform accurate, arithmetic functions. Ability to move and work throughout the properties. Ability to perform tasks requiring bending, stooping and kneeling. Ability to push and pull objects or materials weighing up to 100 lbs. Ability to climb stairs and ladders, working at heights up to approximately 30 feet for extended periods of time, with the ability to extend arms, often times overhead. Ability to grasp, lift or carry items weighing up to 80 lbs., waist high. 

7-10 years of experience in all aspects of commerical property operations including mechanical, electrical and life safety systems.
5-7 years of experience with general commercial building maintenance.
5-7 years of experience with janitorial requirements for a large commercial property.
Experience in reviewing and interpreting building and mechanical plans and drawings.
Experience in budget preparation, as well as adherence to budgetary guidelines.
Experience in contract management.
Experience with building utilities and communications infrastructures.
A minimum of 5 years supervisory experience overseeing large and diverse staff.
