Definition:

Under supervision, performs a variety of routine and semi-skilled duties in the alteration, maintenance, repair, servicing of housing units, buildings, facilities, grounds, equipment and mechanical systems. With experience, incumbents are expected to perform routine repair projects or preventative maintenance assignments independently, exercising sound judgment and initiative.


Essential Duties and Responsibilities:

  • performs a variety of routine and semi-skilled duties involved in the alteration, maintenance, repair and servicing of housing units, buildings and facilities
  • Assists journey-level maintenance personnel in such trades as electrical, HVAC, plumbing, carpentry, plastering, glazing, and painting.
  • Removes, replaces, and repairs plumbing fixtures, garbage disposal units, sink faucets, valves, washers, and gaskets as required, clear stoppages in sinks, toilets and drain pipes.
  • Assists in the installation, maintenance and repair of electrical systems and equipment as required installsand repairs electrical outlets, switches, receptacles, fuses and conduits, replaces wiring ballasts and lights, replaces phone jacks and wiring.
  • Installs and repairs doors, door locks, and hinges, windows and screens , patches and repairs roofs, gutters, drain and vents
  • Checks daily work orders for project assignments; makes scheduled service and emergency repair calls; inspects facilities to identify repair maintenance requirements including necessary tools and materials; documents and reports unsafe conditions; picks up supplies and material from hardware store or agency supply room.
  • Makes adjustments to heating and air conditioning equipment; inspects cleans, and replaces filters.
  • Makes minor repairs to walls, floors, and ceilings, removes and replaces tile, prepares and applies wall and ceiling plaster and paints
  • Troubleshoots, maintains, services, repairs, and installs appliances and fixtures, disconnects and removes appliances to clean walls and floors.
  • Performs general grounds maintenance duties including pressure washing buildings , stairwells and parking lot, trimming hedges and trees as required picking up trash bins and other containers.
  • Operates trucks and performs utility duties such as loading, hauling, and unloaduing furniture material, supplies, and rubbish.
  • Completes basic records, such as work orders, time sheets, requisitions, and accident reports.

Qualifications/Skills/Education/Experience/Certification:

Knowledge of:

  • Basic methods, materials, tolls, equipment, used in rough and finish carpentry, cabinetry, and wood finishing.
  • Basic methods, materials, tools and equipment used in the building construction and/or mechanical and electrical trades.
  • Shop mathematics.
  • Basic techniques and methods of water and wastewater supply and drainage plumbing using galvanized, copper, and PVC pipe.
  • Surface preparation and application of paints appropriate to different internal and external surfaces.
  • Safe operation and application of electrical, plumbing, carpentry and related building trades.

Ability to:

  • Operate and maintain specialized tools used in electrical, carpemntry, plumbing and related building trades.
  • Measure and calculate angles, lengths and volumes.
  • Understand and follow oral and written instructions.
  • Prepare basic records and reports
  • Establish and maintain effective working relationships with residents, agency staff and others encountered in the course of work, some of whom may be dissatisfied and/or quarrelsome.
