POSITION SUMMARY

 

Performs general maintenance within Housing, Extended Facilities and Village Clinics. Maintains all heating, ventilating, compressed air, vacuum, boilers, plumbing, refrigeration, building automation and water systems. Major tasks include but are not limited to inspection, preventative maintenance, decision making, ensuring energy savings, and adjusting a variety of mechanical equipment and parts using related tools, and test equipment. Work includes both inside and outside activities, climbing, bending, lifting up to 70 pounds, working at heights and in confined spaces.

 

PRINCIPAL DUTIES AND RESPONSIBILITIES

 

  1. Performs mechanical functions including, but not limited to: lubrication of site equipment, air filter changes and washable air filters, vibration monitoring, unclogging drains/sinks, etc., ceiling tile replacement, cleaning strainers on equipment, determining parts required for repair, diagnosing, dismantling and repairing mechanical equipment, diagnosing all common faults of mechanical equipment by inspection and using appropriate tools of preventative maintenance, and inspecting.
  2. Responds to service calls in a timely manner.
  3. Operates all site related equipment including, but not limited to: hydronic boilers, air conditioning systems, emergency water and sewer pumps and air compressors.
  4. Utilizes building energy management systems, and responds to customer requests in a timely and professional manner.
  5. Responds to emergency situations such as fire alarms, security backup, chemical spills, and hazardous conditions, taking appropriate action as needed.
  6. Assists with support activities such as freight movement.
  7. Reads and interprets (understand) manufacturer’s literature and specifications.
  8. Operates a variety of motorized equipment including pick-ups, steer skid loaders, and snow blowers.
  9. Snow removal.
  10. Uses supplies and parts for support maintenance of facilities.
  11. Shall alternate on call duties w/ other Housing and Extended Facilities employees.
  12. Travels to the Village Clinics to perform Maintenance.
  13. Other duties as assigned.
Job Qualifications:

MINIMUM REQUIREMENTS

 

Must have some knowledge of building systems to perform tasks in a cost effective manner. Minimum two years’ experience (general maintenance, general labor, plumbing, and/or electrical). Must have the ability to read, comprehend, and communicate in such a manner to successfully accomplish the job, including all safety aspects of the job. Able to work successfully in a variety of Housing and Extended Facilities tasks. Completion of formal apprentice program or trade school in one the fields listed above will substitute for two years’ experience requirements. Must be detail orientated. Ability to lift 70 pounds.
