POSITION SUMMARY

Performs general maintenance within the Maniilaq Health Center (MHC).  Maintains all heating, ventilating, compressed air, vacuum, boilers, plumbing, refrigeration, building automation and water treatment systems.  Major tasks include but are not limited to inspection, preventative maintenance, decision making, ensuring energy savings, and adjusting a variety of mechanical equipment and parts using related tools, and test equipment.  Work includes both inside and outside activities, climbing, bending, and lifting up to 70+ pounds, working at heights and in confined spaces.

 

PRINCIPAL DUTIES AND RESPONSIBILITIES

  1. Performs mechanical functions including, but not limited to:lubrication of site equipment, air filter changes and washable air filters, vibration monitoring, unclogging drains/sinks, etc., ceiling tile replacement, cleaning strainers on equipment, determining parts required for repair, diagnosing, dismantling and repairing mechanical equipment, diagnosing all common faults of mechanical equipment by inspection and using appropriate tools of preventive maintenance, and inspecting.
  2. Tests and rebuilds and replaces steam traps.
  3. Responds to service calls in a timely manner.
  4. Operates and repairs all site related equipment including, but not limited to:high and low pressure boilers, air conditioning systems, emergency water and sewerage pumps; air.
  5. Maintains and utilizes building energy management systems, and responds to customer requests in a timely and professional manner.
  6. Responds to emergency situations such as fire alarms, security backup, chemical spills, and hazardous conditions, taking appropriate action as needed.
  7. Assists with support activities such as freight movement.
  8. Assists with training new staff.
  9. Reads and interprets (understand) manufacturer’s literature and specifications.
  10. Operates a variety of motorized equipment including pick-ups, steer skid loaders, and snow blowers.
  11. Snow removal and safety of MHC entrances.
  12. Works the night shift.
  13. Prepares required paperwork and reports as needed for equipment operation documentation.
  14. Attend training required to perform duties and to retain active certifications.
  15. Other duties as assigned for special projects on campus.
  16. Responsible for regular maintenance and testing of hydronic, steam and electric boilers.
  17. Shall transport equipment, cargo, and medical materials to/from the airport

 

Job Qualifications:

MINIMUM REQUIREMENTS

 

TECHNICIAN I:

Must have some knowledge of building/maintenance systems to perform tasks in a cost efficient manner. Must have the ability to read, comprehend, and communicate in such a manner to successfully accomplish the job, including all safety aspects of the job. Qualifies to wear a respirator or hood type protector that may be required to perform certain functions, and pass a yearly breathing certification test. Must be detail oriented and able to work successfully in a variety of tasks. Ability to lift 70+ pounds. Must possess current Alaska driver's license and have a good enough driving history to be insured to drive Maniilaq vehicles or obtain within 30 days of hire. Must obtain the 80 hour Boiler Operator Certification within 90 of hire.

 

TECHNICIAN II

All requirements of a Technician I plus two years of experience and/or completion of formal apprentice program/trade school. Must possess Alaska driver’s license. Must have a current 80 Boiler Operator Certification.

 

TECHNICIAN III

All requirements of a Technician II plus 5 years of direct hospital maintenance experience. Completion of formal apprentice program/trade school preferred. Must have a current 80 Boiler Operator Certification.
